It was published on 12.28.2016 on the OFFICIAL GAZETTE OF THE TUSCANY REGION # 57 the new Tuscan Tourism Law, which includes several new and interesting positive elements for operators and guests.
Among the most immediate aspects, the new law permits to hotels offer some of its services to the general public, such as free access to shopping, the spa areas or at the hotel restaurant, for which several licenses were necessary in the past (art. 18, paragraph 2.).
Another important change is the recognition of Condhotel (art. 23). The Condhotel is a new real estate opportunities that comes from America and that in recent times is spreading in Europe. Hotels that choose to adopt this formula, are selling some rooms (up to maximum 40% of the total area), guaranteeing to those who purchase a fixed percentage of revenues. This allows the structure to obtain new funds to finance renovations and improvements, without the use of additional sources of funding, while investors receive a guaranteed income.
Among the innovations that, however, the new law did not accept the possibility for hoteliers to sell packages with tours or tickets directly, which can only be offered by tourist agencies external to the structure. About this topic, however, the Hotel Association reserves the right to request cancellation of the new regulation, as contrary to the liberalization of the European regulations.
